The YMCA project is a mixed-use 4 story development consisting of the below:
On the upper floors there are 63 lettable rooms made up of, 36 self-contained lettable studio apartments, 6 two-bedroom cluster apartments with shared kitchens and 5 three-bedroom cluster apartments again with a shared kitchen
On the First Floor the YMCA have their own office area consisting of a large open plan office along with various individual offices and a meeting room.
On the ground floor there is a large nursery consisting of a number of large classrooms, sensory room, commercial kitchen facility, office area, staff area, shower room and outdoor play area.
Also, on the ground floor the YMCA have a large entrance lobby, reception area, interview room, and commercial laundry for the residents, there is also a large resident’s room with self-contained kitchenette
There are more YMCA office areas on the ground floor and another meeting room.
There is also room for a self-contained shop unit but until other local development in the area is completed the YMCA are using this as temporary office area.
Services installed by ETL:

Mains distribution and metering from the DNO incomer to all 47 individual YMCA accommodation units along with all the various distribution boards for the YMCA and Nursery areas.

Small power distribution to socket outlets throughout the whole building along with all containment and 3 compartment dado/skirting trunking

Power supplies to the lift and YMCA external sign on the roof

Electrical heating to all accommodation areas and circulation corridors with smart setback controls

Power supplies to all items of Mechanical plant and equipment

Low energy LED Lighting installation throughout the whole building with automatic absence/proximity detection devices

External lighting consisting of ground lights, bollards, columns and building mounted flood lights with automatic photocell controls and override facility

EV charging post with facility to charge 2 vehicles key switch controlled by the YMCA

Complete Fire Alarm system and AOV interlinks covering the total building with all “Cause and Effect” programming and auto-Dialler to call off site monitoring station

Disabled call system linked back to main YMCA reception panel covering W/C and shower areas

Complete Door Access system for all areas including all accommodation areas with Paxton fob access reader pads & door handles.

Complete CCTV system with internal and external IP cameras with DVD backup storage facility

Security system with main panel PIR units to all ground floor areas and external door contacts, auto-Dialler to call off site monitoring station

Induction Hearing Loops in meeting rooms and interview room

Complete IT infrastructure installation for all YMCA & Accommodation areas

TV Cabling to all accommodation areas only for future proofing
